This 1970′s era office building was all original construction and 50% vacant when Waterford Associates conducted a complete interior and exterior renovation in order to bring the building up to first class modern standards. After the first floor anchor tenant downsized and vacated, it became necessary to take the entire floor back to shell condition. This facilitated a rebuild and redesign of the space for multi-tenant occupancy. All common areas were thoroughly renovated including new ADA bathrooms, a central corridor, and completely new lobby. During construction it was discovered that the building lobby had settled significantly and was tearing away from the main structure of the building. This repair required the addition of structural foundation piers and the leveling of the entire lobby structure. The exterior of the building also received a complete refreshening with new siding, tile accents, paint scheme, landscaping and full ADA access upgrades. Despite the subsequent soft leasing market, the building has maintained strong occupancy attracting professional high quality tenants including Stewart Title, Congresswoman Lynn Woolsey and DKB Wealth Management.
