Sand Creek Crossing Shopping Center is a 251,753 square foot institutional quality grocery anchored retail center located adjacent to Highway 4 in Brentwood, California. The property is leased to a complementary tenant mix of local and national tenants including Raley’s Supermarket, Ross, TJ Maxx, and HomeGoods. Waterford Associates performed as the lead underwriter and investor while also bringing in a substantial amount of partnership equity to complete purchase of the project. The project was purchased from original developer AIG Baker mostly complete but with two vacant pad sites. The two pad buildings totaling 11,000 square feet were were designed and constructed with both pads fully pre-leased prior to completion. Waterford Associates has remained the primary investor and asset manager of the project maintaining a very successful leasing history with an average annual occupancy over 95% since purchasing in 2003.
